How to Choose a Bungalow or Villa in Maşukiye and Kartepe
Heated or seasonal pool, private or overlooked, working fireplace and jacuzzi, breakfast included or not? The questions worth asking before you book.
Updated:
When choosing a bungalow or villa in Maşukiye and Kartepe, five things make the biggest difference: whether the pool is heated, whether the pool and garden can be seen from outside, how many people the place really sleeps, whether breakfast is included in the price, and the cancellation terms. Photos do not always answer these questions. Messaging the property and getting clear answers before you book saves disappointment later.
Bungalow, villa or tiny house?
Bungalows are usually timber buildings designed for couples and small families, with a single open room or a mezzanine sleeping area. Villas offer several bedrooms, a full kitchen and a larger garden, which suits bigger families and groups of friends. Tiny houses are compact, simple homes, often set close to nature.
Decide based on how many of you there are and whether you plan to cook. You can browse each type separately on the Maşukiye bungalows, villas for rent and tiny houses pages.
Heated pool or seasonal pool?
The word pool in a listing does not always mean the same thing. A seasonal pool is only usable in the summer months. A heated pool is warmed so it can be used in the cooler seasons too. If you are planning a winter break, this distinction decides everything.
The questions to ask:
- Will the pool be heated on the dates of your stay?
- Is heating included in the price or charged as an extra?
- Is the pool indoor, outdoor or fitted with a retractable cover?
- Roughly what temperature is the water kept at?
- Is the pool yours alone or shared?
If a winter swim is the point of the trip, go straight to the bungalows with heated pools.
Can the pool and garden be seen from outside?
A private pool and a secluded pool are not the same thing. The pool may be for your use only and still be visible from the neighbouring bungalow, the road or a building higher up the slope. If privacy matters to you, look for wording such as sheltered or not overlooked, and ask the property to confirm it.
The best way to be sure is to ask for a recent video of the pool and its surroundings. The height of the fence, the position of neighbouring buildings and whether the garden opens onto the road are all clear on video. For families who need full privacy, the properties on our family-friendly private stays page are those that describe themselves as offering a private, conservative-friendly setup; still confirm the details with the property.
Can you really use the fireplace and jacuzzi?
A fireplace may be wood-burning, electric or purely decorative. With a wood-burning one, ask whether firewood is provided free and whether someone will help you light it the first time. For the jacuzzi, find out where it is: in the bathroom, in the room or on the terrace. If it is on an open terrace, ask whether it can be used with hot water in winter.
Heating matters too. On the mountain slopes, nights can be cool even in summer and are cold in winter. Find out whether the place has air conditioning, underfloor heating or a stove.
Breakfast and kitchen
Some properties include breakfast in the price, some charge extra and some do not offer it at all. If it is included, ask whether it is brought to your door or served in a shared area, and between which hours. If there is no breakfast, the breakfast places in the village are a good alternative.
Check that the kitchen has a hob, a fridge and basic utensils. If you plan to barbecue, ask whether the grill and charcoal are provided.
Capacity, check-in and check-out times
The number of guests in a listing often counts a sofa bed or a mezzanine mattress. Ask separately about the number of bedrooms and the type of beds. Any extra charge for children and the availability of a cot should also be settled at the start.
Check-in is generally in the afternoon and check-out towards midday, but times vary by property. On a one-night stay, these hours define how long your break actually is. Do not hesitate to ask about early check-in or late check-out. Some properties may require a minimum of two nights at weekends.
Questions to ask before you book
- What does the price include: breakfast, pool heating, firewood, cleaning?
- How much is the deposit or advance payment and how is it paid?
- Under what conditions can you cancel or change dates, and is the deposit refunded?
- Is a damage deposit taken, and when is it returned?
- Where exactly is the property, and how far is it from the centre and the main road?
- Is the road to the property open in winter, and is the last stretch steep or unpaved?
- Are there rules on pets, visitors and music?
It is best to have these answers in writing. Pay into the property's official account through channels where you can verify who you are dealing with. Be cautious with listings whose photos look very appealing but whose price is clearly below the going rate.
Frequently Asked Questions
Are bungalows in Maşukiye open in winter?
Most operate all year. Winter is one of the busiest periods because of the snow views and heated pools, so book early for weekends.
Is a heated pool always warm?
No. The water temperature depends on the property, whether the pool is indoor or outdoor and the weather outside. Ask about the temperature before booking to see whether it meets your expectations.
Is it safe to send a deposit?
Advance payment is common practice in the area. To keep it safe, verify that the property is genuine, get the cancellation terms in writing and pay into an account registered in the property's name.
Is a bungalow or a villa better for families with children?
A spacious bungalow can be enough for a family with one or two children. Larger families and those who want separate bedrooms will be more comfortable in a villa. With small children, ask whether there are safety measures around the pool.
